Booking sites stop being useful somewhere around five people. This is every Tokyo hotel room we could verify that officially takes six or more adults in one booking — from 6-bed apartments to connecting apartments for eight and nine, and one hotel that rents you a whole floor for twelve. Room names, floor areas, bed counts and occupancy come from each hotel’s own website.

MIMARU Tokyo Ueno Inaricho — a floor for twelve

The largest single booking we found anywhere in Tokyo. The hotel sells a “Floor Rental” of three rooms — one 38 m² and two 40 m² — as one unit for 12 adults plus 6 children, with six single beds, four futon and two sofa beds between them. It is a three-minute walk from Inaricho Station exit 3 on the Ginza Line, one stop from Ueno. This is the option for two or three families travelling together, or a multi-generation trip where everyone wants their own door. There is no in-room washer; the hotel has coin laundry. MIMARU Tokyo Nihombashi Suitengumae — nine

The Connecting Japanese Apartment for 9 is 79 m² with four single beds, three futon and a bunk bed, for 9 adults plus 4 children — the only nine-adult room type in this guide. Two minutes from Suitengumae Station on the Hanzomon Line, which is a quiet, genuinely residential part of central Tokyo with the Sumida river a short walk away. No in-room washer. The eights: connecting apartments

Five MIMARU properties sell a connecting apartment for 8 adults plus 4 children as a bookable room type, so the layout is guaranteed rather than requested. They differ mostly in bed configuration and neighbourhood:

• MIMARU Tokyo Station East — Connecting Room, 82 m², eight single beds, two bathrooms and two restrooms. The biggest of the five and the one with no futon, which matters if nobody in the group wants to sleep on the floor. Six people, and which ones have a washing machine

Rooms for six are the common case, and thirteen of the fifteen Tokyo MIMARU properties have at least one. The thing that actually separates them is laundry, because a family of six generates a wash a day. Only four of the six-person rooms have a washer-dryer in the room: MIMARU SUITES Tokyo Asakusa (Two-Bedroom Japanese Suite, 74 m², the largest of them), MIMARU SUITES Tokyo Nihombashi (Two-Bedroom Family Suite, 57–59 m², two minutes from Ningyocho), MIMARU Tokyo Ikebukuro (Two-Bedroom Family Suite, 58 m²) and MIMARU Tokyo Station East (Two-Bedroom, 53 m²). Everywhere else you are using coin laundry.

Serviced apartments: fewer beds, more apartment

Oakwood Premier Tokyo is the one to book if you want a real kitchen: every apartment has a full kitchen and an in-unit laundry machine, and the 3 Bedroom Executive is 110 m² for 6. Two-bedroom apartments are 80–86 m² for 4. Ascott Marunouchi Tokyo, with direct covered access to Otemachi Station, has the largest floor areas in this guide — the Marunouchi Suite is 163 m² for 6 and the Stay Connected 3 Bedroom 129 m² for 6, each with a seventh guest chargeable — but its official pages do not state kitchen or laundry equipment per apartment type, so confirm for the type you book. What to check before you book a big room

• Count the beds, not the capacity. An “8 adults” room can be eight single beds (Tokyo Station East, Ikebukuro) or four beds plus futon and sofa beds (Akasaka). If someone in the group cannot sleep on a futon on the floor, read the bed line.
• A seventh birthday changes the room you need. Children aged 6 and under do not count towards MIMARU’s adult capacity; sevens do. A family of two adults and five children can be a “6 + 2” room one year and need an eight the next.
• The biggest rooms have no in-room laundry. Every connecting apartment for 8 or 9 here uses coin laundry. If laundry matters more than space, take a two-bedroom suite for six with a washer instead.
• Bathroom count is the quiet win. The connecting apartments have two bathrooms and two restrooms; a single 6-person apartment usually has one. With six people and one park day, that is the difference between leaving at 8 and leaving at 9.
• These room types are scarce. Each property has only a handful, so they go first at peak times. If the dates are fixed, book the room before the flights.

What counts as a child in these room capacities?

MIMARU states that up to 2 children aged 6 or under at check-in are not counted towards the adult capacity and may share a bed with an adult. So "8 adults + 4 children" means eight people in beds plus up to four small children sharing. A seventh birthday moves a child into the adult count, which can push a family of seven from an 8-person room into a 9-person one. Cribs are free for infants aged 2 and under and bed guards are free to borrow, both in limited numbers — contact the property in advance.

Very few of the large ones do. Is a connecting apartment better than two separate rooms?

For one family, usually yes: a connecting apartment is a single booking with a door between the two halves, so children can be put to bed on one side while adults stay up on the other, and there are two bathrooms rather than one. The catch is that these room types sell out first and none of them has an in-room washer. Two separate rooms are cheaper per person and easier to find at short notice, but you lose the shared living space and end up carrying a key between floors.

Where should a big family base itself in Tokyo?

The connecting apartments cluster in three areas. Around Tokyo Station — Hatchobori (MIMARU Tokyo Station East and MIMARU Tokyo Hatchobori are both two minutes from Hatchobori Station) — suits Shinkansen day trips to Kyoto or Nikko. Ueno and Asakusa (Ueno East, Ueno North, Ueno Okachimachi, Ueno Inaricho, Asakusa Station) put you on the Skyliner from Narita and in the flattest, most stroller-friendly part of old Tokyo. Ikebukuro and Shinjuku West are the Yamanote-line options if the trip is city-centred.
